Why home projects in the Valley are different
Most advice online is written for places with basements, ice dams and wood siding. Metro Phoenix has almost none of those. Homes here are mostly slab-on-grade, framed or block, finished in stucco, and topped with concrete tile or, on many older ranches, a flat foam roof. The failure points are different too. The sun wears out roof underlayment, sealants and paint. A 4-ton AC unit runs for months on end. Hard water scales up fixtures and water heaters. Monsoon microbursts tear up patio covers and lift tiles.
That's why every service page on this site covers Valley-specific issues first: which permits Phoenix, Scottsdale, Mesa and the other cities actually require, how housing age changes the job (a 1955 ranch in Arcadia is a very different job from a 2005 two-story in Gilbert), and what a reasonable price range looks like here.
When to schedule what
- October–April: the best window for roofing, exterior painting and stucco. Many paint and sealant products shouldn't be applied on very hot surfaces, and crews work faster in cooler weather.
- Late winter / early spring: book AC replacement before the first 100°F week. Once a long heat wave hits, emergency demand stretches installer schedules.
- Before monsoon season (mid-June to September): inspect roof tiles, flashing, and patio-cover attachments, and clear scuppers on flat roofs.
- Summer: a good time for interior work such as kitchens, baths and flooring, since crews prefer indoor jobs in the heat.

Frequently asked questions
Is Phoenix Home Projects a contractor?+
No. We are a free referral service. We connect you with independent contractors, and you hire them directly. Contractors pay us for referrals. You never pay us.
Which cities do you cover?+
Phoenix, Scottsdale, Tempe, Mesa, Chandler, Gilbert, Glendale, Peoria, Surprise, Goodyear and nearby communities in Maricopa County. Coverage depends on which partner contractors serve your ZIP code.
Do the contractors have to be licensed?+
Yes. We only work with contractors who hold an active Arizona ROC license for the type of work. You should still look the license up yourself at roc.az.gov before you sign anything.
How fast will someone contact me?+
We review requests during business hours, usually the same day. If you ask for an urgent repair such as an active roof leak or no AC in summer, say so in the project details.
